Beware of Foreclosure Scams

AHC urges all consumers to beware of predatory practices that take advantage of homeowners struggling with default. For example:

• Phantom Help: “Rescuer” charges expensive upfront fees for services it never provides.
• Bailout Schemes: Homeowner surrenders title and “rescuer” sells or leases the house back at current market value. The new payments are unaffordable and the homeowner is evicted.
• Bait & Switch: Rather than loan refinance documents, the homeowner signs a deed transferring ownership to the property or “rescuer”.

Only seek help from a HUD-certified agency! Services should be free of charge.
